Hello my name is Brian LaDue and I have been helping clients to buy and sell bank property in Macomb and Oakland County for the past 9 years.

Buying from a bank is a great way to get a fantastic deal on a home.  Finding these great deals can be a very daunting task indeed. Check the Foreclosure Sales Results page to see what could be in your future.

Through me you’ll have the inside track on HUD, VA and Bank owned homes, and if you wish, other motivated selling factors (job transfers, divorce, bankruptcy and others). This is where my expertise can be to your benefit.

Benefit #1, 2 and 3
I will show you the mortgage records, previous sales price and listing history of each home being offered.

  1. The benefit of knowing how much was Owed On The Mortgage is vital for calculating what the bank has invested. This information will key us into how much money the bank might ultimately accept.

  2. The Previous Sales Price will give us an indication of value. As the homes value may have been inflated during original purchase, I will do an assessment of value on any home you decide to bid on.

  3. Knowing the Listing History is a great tool I use to show you how much the bank drops it’s asking price and at what intervals. Many times banks will lower prices every 30 days, 45 days and so on.

Personalized Searches:
My state of the art computer software has direct access to the mainframe computers that list the bank properties. By giving me your exact specifications you help program my powerful computers to search all listed homes for sale by all banks that meet your criteria. I will then telephone or e-mail you that information.

You'll know about new listings the very day they are entered, often 4 to 7 days before other buyers know about these homes and a week or more before these homes are ever advertised in newspapers.

Your Personal Representative
Although I am compensated by the bank for selling their property, I represent you and your best interest. I am bound to it. That’s just the way it works. The banks have their own representation in the form of attorneys. Believe me, you will want yours.

Legal Contracts:
You absolutely must have a real estate agent that is knowledgeable in bank legal contracts! I cannot emphasize this enough. Banks include 10 page riders (or more) to purchase agreements that have a whole host of legal jargon. You must know what you are signing to avoid a major headache down the road. I am well versed with these riders and their addendums.

Discounts For My Clients:
If you have a home to sell, sell it first. Banks do not accept contingent offers. I will give you a special discount to sell your home. This will likely save you a few thousand dollars.

You must also be pre-approved for a home loan before you can submit a bid on a bank foreclosure. If you haven’t done this yet, I can refer you to lenders that have great rates and special home loan programs to fit every situation.
