Zero Down Payment Loan Programs

Most lender and banks are using only 3 to 4 different types of loans, all requiring $8,000 to $15,000 for a down payment. There are more than 60 different ways to finance a home. There are loan programs that do not require W-2’s to establish income, these programs would be perfect if you are self employed, earn tips, or are commissioned based and you won’t need a down payment or closing costs. You can literally buy a home without a penny out of your pocket.

If you are a first time homebuyer there are loans available for no down payment and no closing costs even if you have spotty credit.

There is also a new loan program that will give you up to $7,500 towards your down payment and closing costs. If you qualify for a FHA loan you most likely will qualify for this loan. The best part is that the interest rate is about .75% less than a FHA mortgage.

For example:
FHA: A $100,000 home with closing costs and down payment = monthly payment of $676.32
Under this new program: A $100,000 home with zero closing costs and no down payment = monthly payment of $571.91

That's a savings of $104.41 each and every month. Over a 5 year period, you'll save $6,264.60

If you are looking for an investment property I also know of no down payment loans for those too.

Finding these low down loan programs is my specialty. There are over 60 different types of home loans available at any given time, some of these loans programs expire when new loan programs become available. Most home loan lenders choose not to service these types short term loans and thus most real estate companies do not even know that these incredible programs exist.
